Retail
Demand for additional retail on or near campus is not particularly strong. Based on the market study, the University population could support a 13,000 square foot drug store, a high priority for current students, faculty and staff. The market study also identified demand for two to five additional restaurants, a faculty club, a 4,000 square foot bar, and 5-10,000 square feet of other retail. One new restaurant is currently planned for the first floor of the University’s new Administration Center on Euclid Avenue. As housing is developed in the area, demand for additional retail uses will be generated. In total, approximately 185,000 square feet of retail, including existing businesses, can be accommodated in the campus area.

Retail uses should be concentrated on Euclid Avenue, particularly around the Euclid Corridor Transit stops, on the Euclid Avenue side of Fenn Tower, near Playhouse Square, and along Prospect Avenue between the Wolstein Center, and the RTA Transit Center. These areas have existing retail uses and numerous commercial storefronts that are well-suited to retail/mixed use development. A limited amount of convenience retail can be located north of Chester Avenue to serve residents of the proposed new housing development in this area, as well as spectators and athletes using the Varsity Village facilities.

Daycare
The market study identified high demand for daycare in the Cleveland State community, particularly among students and staff. According to the study, there is existing demand for a 300 child-capacity facility (or facilities).

Actual daycare demand may be much lower, given that daycare facilities in St. Vincent Charity Hospital and Trinity Cathedral have closed recently due to high costs and low demand. In order to be successful, daycare must be conveniently located to serve both the CSU community and the general public, preferably close to major campus destinations and on or near the major east-west streets (Carnegie, Euclid, Prospect, and Chester Avenues). One location for a daycare center is within the new recreation center, which has the potential for a rooftop outdoor play area. The University is planning to build a 5,000 square foot shell space for daycare in this facility. Another possible location for daycare is just south of Carnegie Avenue on the East 24th Street spine.
