Varsity Village
The proposed Varsity Village, between Chester and Payne Avenues, is a concentration of university athletic facilities interwoven with new residential development. The Varsity Village will provide a structured setting for university athletics while allowing residents access to a variety of green spaces. Currently, much of the land in the proposed Varsity Village is used for surface parking. By relocating parking to new structures throughout the campus, approximately 20 acres of land will become available for the Varsity Village development.
The existing soccer field will be rebuilt in its current location, with new drainage and artificial turf to accommodate CSU’s NCAA soccer teams. The six existing tennis courts will be reconfigured to allow for housing development in the surrounding area. The softball field will be relocated and a new baseball field constructed on University-owned land just south of Payne Avenue.
Housing in the Varsity Village will be integrated with the surrounding athletic fields and facilities. Several passive green spaces are planned for residents, including a new park directly across from Rhodes Tower. Residents will also have access to the athletic fields when they are not programmed for University events. Residential development will be oriented toward the East 19th and East 24th Street spines to provide easy access to the core campus and will be laid out to take advantage of views into the new athletic fields.
